We all can use a little good news today and home sales can certainly be that good news if you are a DFW / Collin County home owner wanting to sell. February home closings in Collin County have boomed upwards nearly 40% over January 2010 closings. Home prices have also firmed and in many cases are pushing the upper end of neighborhood comps or creating new high COMPS. The fact is home prices go down and up and right now the economic cycle is pointing up. Comparable Home Values or COMPS are a "rear view" mirror measurement of value that show where we were, but not necessarily where we are going. I was wondering WHY when the home buyer tax credit extension was passed that someone who knew how the process worked could not have sat down with the legislators so the new deadline to act was based on CONTRACT DATE as opposed to closing date. Well they got it half right. The DEADLINE to contract is April 30th, so if you are looking for a nice preexisting MLS listed home then your last date to contract is 4/30/2010. Now we all get that.
