Collin County February 2010 Home Closings Up 40% over January 2010 as DFW Housing Market Rebounds Sharply

We all can use a little good news today and home sales can certainly be that good news if you are a DFW / Collin County home owner wanting to sell. February home closings in Collin County have boomed upwards nearly 40% over January 2010 closings. Home prices have also firmed and in many cases are pushing the upper end of neighborhood comps or creating new high COMPS. The fact is home prices go down and up and right now the economic cycle is pointing up. Comparable Home Values or COMPS are a "rear view" mirror measurement of value that show where we were, but not necessarily where we are going. So in a rising market COMPS act as a counter weight to price increases but do not stop prices from rising, otherwise we all would still be paying $40K for our homes…

Tax Credit Deadline for New Construction has Now PASSED - What To Do If You Want To Buy NEW?

I was wondering WHY when the home buyer tax credit extension was passed that someone who knew how the process worked could not have sat down with the legislators so the new deadline to act was based on CONTRACT DATE as opposed to closing date. Well they got it half right. The DEADLINE to contract is April 30th, so if you are looking for a nice preexisting MLS listed home then your last date to contract is 4/30/2010. Now we all get that.

Fed Raises Interest Rates Charged to Banks by .25 Percent, First Rate Increase Since 2008

The Federal Reserve, taking its first step to return lending to normal after more than two years of extraordinary actions to prop up the economy, on Thursday raised its discount rate -- the interest rate it charges on emergency loans to banks -- by one-quarter percentage point.

The increase, to 0.75 percent from 0.50 percent, takes effect on Friday. Officials said the move was not meant to be a broad tightening of credit. Rather, they said, it was intended to discourage emergency borrowing when other financing is available to banks. The discount rate had been at 0.50 percent since December 2008.
