New ARG Frisco One Story Listing SOLD in ONE Day - We can help you get your Home READY to SELL!
Thursday, February 9th, 2012 at 3:47pm. 227 Views, 1 Comments.
The yard sign was placed at 1pm last Saturday and by 4pm the same day a full price contract was inbound, even before I was able to get this home activated in MLS. A 2nd offer for even more money came a few days later.
When you do the right thing as a seller before you list, you improve your prospects to sell fast and for more money. ARG consulted with this seller and provided market leading cost effective contractor referrals and some of the results are pictured. This was money well spent considering the full offer and higher than full offer back up. ARG for years has helped area home owners prepare and sell their homes quickly and for the most money possible. Buyers love to find clean homes that don't need endless improvements, and allows them to move in…
ARG Sets New Realistic HDR Photo Standards For MLS for All Our DFW Listings
Thursday, February 9th, 2012 at 1:55pm. 209 Views, 0 Comments.
The world of digital photography is changing thanks to High Dynamic Range photography or HDR, which is richer, contains more detail and is more lifelike or 3D versus being flat or single dimensional traditional digital or even film photography. This means the quality of images now available to you in MLS are changing and that is why you should insist on 'genuine" HDR photos for your home's upcoming MLS listing.
Over the course of the last few years, there have been many listings that have employed a variation of HDR photography that is referred to as "Tone Mapping." Tone mapping photos takes less time, uses only one image (one shutter actuation) versus 3 or more images required by HDR, and are characterized by a very unnatural or surreal look.…
What You Need To Know About the Quality of Home Showings Your Listing is Getting
Tuesday, January 17th, 2012 at 10:34pm. 148 Views, 0 Comments.
So, you just listed your home, and heaven knows how much work you just went through to get your home ready, but what about the showings you're starting to get? Here again, is some plain talk concerning buyer showing appointments based upon years of personal observations as a both a full time buyer and listing agent.
It is quite possible that as many as 60% of buyer showings can be classified as unqualified. It is also not so unusual that with many of these unqualified showings there is nearly no personal information shared by the buyer prospect with the showing agent. Keep in mind that just because many of the area's tenured agents will not agree to show homes based upon a fast phone, unless the buyer has their pre-approval in hand, other agents will and…

All you Energy Star 2.5 buyers are finally seeing the benefits that energy efficiency improvements can make. Those with spray Icynene Foam insulation are probably wondering if it is really cold outside.
If you have an older pre-2007 built home, cold whether can be a challenge and that is why you need to flip on your ceiling fans to warm up your living space. Don't believe me, go get a ladder and climb up. Yep, you'll notice it's warmer up there! Now how do you get the warm air up to become the warm air down? Answer - your ceiling fan.
All ceiling fans have a direction switch or if you have a remote you can change directions with a press of a button. When you look at the fan blade you need to visualize air as it deflects off the blade. One direction works…

Surprising Leader in Green Home Design Can Be Found in McKinney - Want to NIP High AC and Heating Costs?
Friday, May 13th, 2011 at 10:26am. 440 Views, 1 Comments.
In 2011, if your new home builder does not offer whole house spray foam insulation as a standard feature in their new homes, then you are NOT getting the most energy efficient home for your new home buying dollars. It is a shame really, when you consider the cost of energy, the wars, green house gas emissions, the dwindling petro-chemical resources, a power grid that is operating at near full capacity, that government does not mandate such simple and cost effective new home insulation solutions to combat energy waste, not to mention sending billions of dollars to the middle east for oil.
Yes, you can quote me on this, "it is what you can't see in a home that counts the most." Two homes can look absolutely identical, but it is the energy bills that reveal…
