I am surprised at what passes for real estate photography seen on MLS. If a listing's marketing photography is poor, then one of the most important marketing tools responsible for creating a good first impression for online buyers may be lost. And with 90% of home buyers finding their homes online, then online "First Impressions" are very important if you are to capture the home buyer's attention in the brief time they are viewing your listing.
In so many listings that I have personally toured with buyers, the seller may have been better off not having pictures posted in MLS because the online images did poorly to reflect the qualities of the actual home itself. Even buyers have made comments about nice homes and poor listing pictures. I wonder how many showings may have been missed due to a bad first impression with listing photos.
As a listing agent myself I always urge my sellers to get their home MLS ready, by mentally focusing on 3 core areas, "Touch-up, Clean-up and Staging," but why be so picky with home sellers, if when I do my job marketing their home, I do it poorly? Agents who are able to capture the intrinsic charm of their client's homes are simply helping to extend that good first impression to the many thousands of online home buyers.
Getting good still shots of a client's home is one of the most important things your agent can do for you in the information age.
If I learned anything about being a listing agent, it is the importance of making the psychological connection with home buyers. You know if a picture is worth a 1000 words, then the picture needs to tell the right story.
Professional level MLS Photography can mean more SHOWINGS, less days on market and a better offer
Madison Avenue knows that "image sells." They spend millions making trivial low cost products look great! Why then would a home owner not want professional photos as a way to connect with buyers? MLS has changed and unlike the 90's before high speed internet, today's home buyers are fining their homes online and that makes photography more important than ever before.
ARG might be known as the most cost effective consumer solution to the high cost of buying and selling DFW area real estate but it also means professional level photography and the use of professional grade camera equipment for homes we personally list. After all, you only get one chance to make the right first impression so use it wisely.
Photography isn't real estate photography until you learn how to capture key details, lighting and aspect correctness. Taking a series of photos of the exact same scene may be needed to best capture the right balance of lighting and details. I routinely take 75-200 snaps of the homes I list and then select down to the right 25 images for my MLS picture uploads.

Great post! I agree that poor photography or no photography is an unacceptable way to get a listing off the ground but, holy cow! No amount of good technique is gonna be able to fix the wrong paint color (what on earth were they thinking painting the walls that hideous mustard yellow!?). Also, it's important not to strip all the character and color out of the kitchen in an attempt to make it appear clean and uncluttered. That is one stunning shot of a kitchen you included there but wow could it ever use a bowl of lemons or a fresh, bright bouquet of flowers to give it a bit of color and personality!
