Looks like changes are occuring in the housing market and this time - for the better. Buyers and sellers who are considering an address change need to also focus on the possibility of Mortgage Interest Rates rising as conditions in the national housing industry improve. There is a possibility that if the entire U.S. housing industry had Texas housing industry's numbers, mortgage rates may already be at 6%. So it appears that Texas has in one way or another, benefited from low rates based on what has been happening outside of our state.  For sure, and you can quote me, nothing ever stays the same" so plan your real estate needs accordingly.

The market for well maintained preowned homes in DFW is currently red hot in early 2012! Listings that are sensibly prepared for MLS in Q1 typically contract and sell quickly and this has a lot to do with the fact that there are way fewer homes to compete with in Q1 versus any other time of the year. Either way, we have a pricing disconnect between sellers who want to sell and buyers who want to buy and remember, this is TEXAS, with 5 of the 10 best U.S. housing markets. You'll see that upon closer examination it is MLS Short Sale listings that are helping to create false pricing expectations for buyers and much of the disconnect that now exists between qualified buyers and sellers.
