1-statute-liberty_120 Don't laugh. Sometimes I wonder, what the hey! For years I have asked that MLS add '1.5 Story floorplans' to the MLS database so the public can search for 1.5 Story Floorplans and Realtors like myself would not have to spend hours pouring over 2 story listings trying to produce a list of relevant homes. This would make it easy for buyers and sellers alike. For years new home builders have been building 1.5 Story plans and as many of you already know, these plans have a wide appeal for example:

Families that want ALL the bedrooms down LOVE 1.5 story plans. The half story up or bonus room allows the kids to have a special play room that is out of sight.
Families with older children, like High School and POST High School (Failure to launch?) love 1.5 plans as they can make the half story the place for their teenage son or daughter. This way the racket goes upstairs.
Downsizers love 1.5 Story plans because now that the kiddies are gone, well going upstairs is out of the question SAVE for the Pool Table and Media Room!
The fact is the bonus room up idea has been around for a long time and even if MLS does not recognize a 1.5 Story plan does not mean that said floorplan does not exist.

With ARG's new simple search approach you can find any 1.5 Story floorplan in any given area up to 3 rooms up with a maximum of 1 bedroom up. Most plans are going to be a bonus room up only, but you can also search based on HALF or FULL bath up.

For example you can find homes with just a bonus room up, with a game and media up (with a half or full bath) and a game, media and game up with a full bath.

Of course the results you see will be dependent upon accurate data being entered by the various listing agents. Barring entry mistakes you can clear out all the 2 story clutter in just a few milliseconds and that is as good as it currently gets in North Texas.
