Home Buyer Activity UP SHARPLY - Local Market is Heating Up
Posted by Mike Askins on Saturday, January 23rd, 2010 at 8:39pm.Wow, CSS or the Centralized Showing Service that Realtors use to schedule showing appointments around Dallas, was totally crushed today and scores of homes are getting multiple offers just days after being listed. I noticed personally that several homes we wanted to show today were already contracted. This means changes are occuring and as activity picks up you can bet prices are going to rise and that is problem No.1 if you are a buyer, but have not yet found a home. Problem No.2 is going to be Mortgage Interest Rates which only have so many days or weeks before fundamentals force rates higher. Without a doubt, if you are looking for the once in 50 years type of deals that have just passed by the radar, well I hate to say, the party looks to be all but over.
The MLS System is now showing 698 homes under contract in Allen, Frisco, McKinney, Plano and Prosper. This is a huge jump in activity. I suspect after this weekend this number is going much higher.
It is impossible to know the future, but judging from the change in sentiment locally it looks like fundamentals are truly improving. For example one newly listed ARG listings received 21 showins in the first 3 days and we already have 3 offers and another coming.
New Home Builders are Raising Prices
This is actually good news for existing home owners as this will help them get more for their homes. Sure existing homes won't rise as fast in price as new homes, but they will begin to appreciate back to where a growing number of existing home owners can soon sell their homes without taking a loss.
It's a Great Time to Sell and Buy while rates are low, tax credits are still available and prices are still buyer friendly and there are buyers in the market place.
