Why Paying Less to Sell Your Home is the RIGHT Move for today's Sellers

Some say discount broker, some say discount realty, I guess what you hear all depends upon who you talk to. So without further ado let me explain the fundamentals of a home sale so you can see why reducing the sales commission you pay is financially important to you.
It is not uncommon to hear traditional realty businesses say, "we don't discount" as if getting a discount was somehow against the law. In reality there is really NO per se "listing discount" because there are simply NO standard listing fees. In the United States setting a price would be considered illegal price fixing or so I am told. In Canada for example the rate a Realtor can charge is set by the state and so it might be illegal to discount.
Well back in the 90's discount brokers generally…
More BAD National Housing Numbers and How they can make you PAY MORE for your next Dallas Area Home

The wheels on the bus go round and round, but not necessarily where we want them to go all the time and this can also describe our economy with some accuracy! Lets face it the economy is anything but good. We know the nation is under immense economic pressure not due to a melt down in Real Estate, but due to a general meltdown in JOBS. Good God above it just does not take a Rocket Scientist to see the reasons for the current recession. When you permit a highly flawed "HOME LOANS" for everyone policy to compensate the economy for the loss of money produced by American manufacturing jobs sent abroad during the Bush administration then what you eventually arrive at is TODAY's economic mess.
Without a doubt, today's mess is the results of a lot of short sided…
The 3 Stages of Home Ownership adds up to a lot of BLS!
Wednesday, April 15th, 2009 at 1:34pm. 270 Views, 0 Comments.
You know when you think about it you can simplify things by breaking them down into their component parts and home ownership is no different.
Generally speaking only your agent can really provide you with B-S services (Buying and Selling!) and the "L" is basically up to you! In fact the "L" can be influenced by the help of a mindful agent as long as the "B" is done right.
Here is what you have when you break it down
- B = Buying
- L = Living
- S = Selling
These are the 3 stages or phases of just about everyone's homeownership experience and each represents a totally unique phase or experience and each requires wearing a different thinking cap.

A few years back I remember I helped to sell a house to another Realtor. Yes, believe it or not that does happen! I…

How will the Changing New Home Builder Landscape in 2009 affect YOU?
Tuesday, February 3rd, 2009 at 2:44pm. 139 Views, 0 Comments.
Folks, the Glory Days for New Home Buyers (and Builders) are now a by-gone memory and new home buyers are now going to need to shoulder some risk. Builders are under incredible difficulties with regards to obtaining credit. As a result there has been fundamental changes that effect the way builders can work with a new home buyer.
Government officials would be well advised to pass the Republican Stimulus Proposal that would get mortgage rates down to 4% which is key for housing to stabilize and for equities to hopefully begin to rise again.
Until there is a fundamental shift in the housing market here are some of the changes you need to keep in mind when considering a new home:
- NO CONTINGENCIES! Builders had a great run of "writing" everyone and then selling…
Trading Losses and Moving Forward in 2009
Sunday, January 4th, 2009 at 10:43am. 180 Views, 1 Comments.
Happy New Year and welcome to 2009! For most people 2008 could not go bye-bye fast enough and for good economic reasons. Yet for DFW real estate 2008 was for the most part just a down or off year. It started slow and stayed slow with prices generally flat or down. Then in July the market showed a renewed vigor with home sales moving again.
Then came September!
September started a new economic reality that most people have never experienced. Real Estate sales came to a halt while bank after bank and Wall Street literally tanked or went belly up. Foreclosures where out in force and home prices took a noticeable dive.
However when you look at the final numbers, a lot of smart buyers made their move and bought up foreclosures and other homes that were…
Home Sellers the "80-20" Rule Applies Now More Than Ever
Friday, December 12th, 2008 at 3:08pm. 114 Views, 0 Comments.
Just like a tsunami wave, the real estate market has changed seemingly overnight. Many home sellers are now being forced to consider other alternatives and many are becoming unintended landlords. Homes that are most effected are those above $417K (Jumbo Rates and additional lender restrictions apply) and this has forced many a home owner in $500K plus homes to consider leasing or just staying put.
The 80-20 Rule Might Now be the New 95-5 Rule!
For years agent have known that it is so much easier to sell a home that is properly prepared for the home buying market. Now a days it seems that so many people just don't have time for a fixer upper and that is because so many people are truly tapped out on time commitments.
Simply stated the "80-20" rule applied to…
Mental Drill for Home Sellers

Quick and Easy Tips for preparing your home for sale!
I have been asked to summarize the mental process a seller needs to embrace to help themself compartmentalize the process of successfully getting their home ready to sell.
Lighten up, Touch up and Clean up!
1) "Lighten up"This means REMOVE everthing that is not necessary for day to day living. Well, O.K., I suppose you can keep your Espresso Maker, but not the other coffee machine! This also means opening up the floorplan, removing clutter and unnecessary furniture, thining down closets, clearing off counter tops, removing personal pictures from walls, unloading a cluttered garage and attic and generally getting your things out so a buyer can begin to visualize how YOUR house can meet their needs. With…
