What You Need To Know About the Quality of Home Showings Your Listing is Getting
Tuesday, January 17th, 2012 at 10:34pm. 94 Views, 0 Comments.
So, you just listed your home, and heaven knows how much work you just went through to get your home ready, but what about the showings you're starting to get? Here again, is some plain talk concerning buyer showing appointments based upon years of personal observations as a both a full time buyer and listing agent.
It is quite possible that as many as 60% of buyer showings can be classified as unqualified. It is also not so unusual that with many of these unqualified showings there is nearly no personal information shared by the buyer prospect with the showing agent. Keep in mind that just because many of the area's tenured agents will not agree to show homes based upon a fast phone, unless the buyer has their pre-approval in hand, other agents will and…
News Flash - Realtors Don't Sell Houses - Houses Sell Themselves - List Right and SELL, List Wrong and EXPIRE
Friday, December 16th, 2011 at 2:38pm. 316 Views, 1 Comments.
I hear it all the time, "that bad Realtor did not sell my house!" Then you go and look at the house and you immediately know what the problem is - the house. It is so easy to pass blame about who is responsible for a house not selling, when in fact the house itself is the real issue. I could write a book about this subject, but a blog will do for now. However, one simple fact remains. Your house will either sell itself or in the alternative, be the reason it won't sell. Agents, in the final analysis are merely marketers and if no one wants to buy what they are marketing, your home will expire regardless of the name on the real estate sign.
It is noteworthy to keep in mind that when you sell your house, it is not about you or your agent, or property flyers…

Make the Impression that Makes the Sale - Spring Seller Tips For Selling Fast and for the Most Dough Possible
Wednesday, March 2nd, 2011 at 9:31pm. 389 Views, 1 Comments.
Make the impression that makes the sale! That's it. I should stop writing. The wizard's curtain has been drawn back or if you prefer the Jeannie is out of the bottle. Yes, just one sentence is all that is needed for this blog. In practice, it is so easy to say and just as fast to type it, but in reality few homes tow this results producing line. However, when you do, poof! Home SOLD - nuff said.
You NEVER Get a Second Chance at Making a Great First Impression
I had several homes that SOLD to the FIRST buyer here in early 2011. One seller did the prep work and the other was perfect the day I showed up for the first time. Yes, homes that are just listed, typically get visited by real buyers shortly after they are listed. Day ONE through 30 are critical days on…
How Short Sales Undermine Real Home Sales, Hurt the Integrity of MLS, Amid First Signs of Impending Inflation
Saturday, February 5th, 2011 at 2:03pm. 560 Views, 0 Comments.
The resale market is starting to resemble metric car parts on U.S. made vehicles or perhaps 2 ships quietly passing in the night. Either way, we have a pricing disconnect between sellers who want to sell and buyers who want to buy and remember, this is TEXAS, with 5 of the 10 best U.S. housing markets. You'll see that upon closer examination it is MLS Short Sale listings that are helping to create false pricing expectations for buyers and much of the disconnect that now exists between qualified buyers and sellers.
What is happening in increasing numbers is that buyers are making offers lower than what non-short sale sellers can afford to accept and sellers are lowering their prices to the point that they can't lower any further when offers do come in. So…

The Critical Need for Outstanding MLS Listing Photography is no Longer an Option for Sellers
Friday, October 15th, 2010 at 3:29pm. 387 Views, 3 Comments.
It really doesn't make much sense to use professional real estate services only to get ho-hum unprofessional MLS photos of your home. While listing descriptions are important to convey a message, they pale in importance to the photos the public will see of your home. Buyers know what they want to see and pictures are how buyers connect with listings and hopefully YOUR listing.
Poorly composed photos can actually increase days on market and depress your eventual sales price. When you consider the time and money sellers invest into getting their homes market ready anything less than professional level photography should not be tolerated by sellers who should make such a requirement part of their listing agreement.
