Hey Mike, wasn't sure if this is your correct email, but have some concerns, about mortgage payment. I have been watching a home buying show on cable tonight, and they said something that is freaking me out. Need your opinion on what you recommend on what people can afford for a mortgage payment. They said you should never pay more than 20% of your gross monthly income. Mine is only $964, and my est. payment is 1304! I really don't want to jump into something I'm not going to be able to afford. What is the recommendation? Debbie Frank

For sure less is always better when monthly finances are tight. It is always better to have money left over at the end of the month versus month at the end of the money. You know your budget and what you are responsible for and only you can really look at the dollars and make the right judgement. In today's tight credit markets you lender will not allow you to buy more home than what you can afford and this is going to be based upon your income to debt ratios. Typically 28% is considered a good ratio. Getting a mortgage approval has toughened up substantially and you truly need to watch your credit and pay your bills on time. Just one credit card late is all that is needed to get a rejection letter. You builder can assist you with determining your credit worthiness and the amount of home you can buy.
