Darling Homes Energy Efficiency Standards are OBVIOUS at McKinney's New Master-planned Community Tucker Hill
Posted by Mike Askins on Tuesday, December 23rd, 2008 at 10:06am.Ever get that chill you can't shake and dread when the mercury drops below freezing? Well the DFW Metroplex just got a reminder as to just how cold it can get around these here parts. The last 3 days were a perfect time to review you home's energy efficiency, or for most, the lack thereof!
Yes, even if your home is 3-4 years old, you most likely already know that your so called energy efficient "aluminum windows" do a horrible job keeping the cold out and the heat in. Low E? Give me a "Low E" break! Low E for the most part does little more than provide advertizing blather. What matters is your monthly bill and how you feel in your house when the temperatures are down or up.
Folks Aluminum is a "Conductor" and does a great job transmitting electricity as well as COLD and HEAT. In fact nearly ALL Aluminum windows represent a direct SHORT CIRCUIT between your living space and the outside world. Yep, go ahead buy an Infrared or IR Thermometer and start taking readings. 29 Degree Frames on the outside mean 42F fames on the inside!! Yikes and BURRRRRRRRR! Cold Frames also turn humidity into water droplets that wind up soaking into your window sills.
Lets show some actual temperature measurements. This is EXCITING stuff. Oh and by the way, it was sooo nice to be in this home with the temps around 25 outside! Especially when the builder practices energy efficiency in the homes they actually build.
Look at the IR Thermometer and you see 72 degrees on the GLASS to the outdoors where the temperature is 25F! Folks this is flat incredible! These are PREMIUM Jeld-Wen Windows and I am here to tell you the difference is NIGHT and Day compared to Aluminum Low E!
Here is the OUTSIDE Shot of this same Window
As you can see 36F is what the IR Themometer is showing. For reference the Bricks were 30F and the Steel outdoor furniture was all reading 24F. It was cold and not only cold for 1 day, but this was the 3rd day of Freezing temperatures and this exact morning on December 22 was in fact the lowest temperatures of the year getting into the high teens so this home was soaked in cold long enough to show it's energy efficient pedigree and it was impressive.
Lets look at LOW E Aluminum Circa 2005 Highland Homes
Here we are looking at the temperature of the Aluminum Frame. Outside temperature is around 24F. This shot was taken just before driving 5 minutes down the road to Tucker Hill. Having this temperature OUTSIDE would be no problem if it did not transmit INSIDE where you can feel the cold jumping off the window.
Inside Temperature of Low E Aluminum Window
Here is the problem. Your interior frames are reading 42F, just 14 degrees warmer than the 28F reading taken outside. You have a large surface area of METAL that is acting like a conductor with an aluminum frame. Although double pane argon filled windows help to insulate compared to single pane glass and the Low E Coating does reflect summertime IR, still the glass itself can do nothing to make the Aluminum frame more efficient. The larger your windows the worse the problem.
Having the inside pane of a Double Pane Low E Aluminum window reading 51F is simply not going to help you feel comfortable, nor is it going to help you see lower bills, winter or summer.
Maybe it is TIME for a CHANGE!
Perhaps one should be thinking with rates WAY DOWN it may be the perfect time to Call Jeld-Wen for a quote on new high performance premium vinyl windows (~$6,000 to $10,000 cost per house), or if you think the energy retrofits will not equal the feel of a well built new energy star home by Darling Homes, then perhaps this is the time to SELL and consider a new home in an incredible NEW Master-Planned Community called "Tucker Hill." Which just happens to be ON SALE NOW! And the homes are AWESOME!
Ahh The Thrill of Tucker Hill!
Tucker Hill is elegantly different with it's 772 Acre Southern Traditional neighborhood design that will have upon build-out nearly 2000 residences. Tucker Hill is also just getting started and the best days for this eclectic master-planned community are just around the corner. This new community will feature a gorgeous "resident's club with Cafe, Fitness center, studio, dance floors, etc, walk to commercial town center, an outdoor pool that rivals 5 star hotels and will include a beach entry, swim up benches, basketball goal, and waterfalls, plus large umbrellas, arbors, outdoor grills and shaded areas. To the left is a picture of the 27' 13,000lb Robinson Iron Fountain. This fountain took over a year to manufacture and represents one of the largest Iron Fountains in the United States.
Existing inventory is deeply discounted and disappearing fast. One of the best ways to save when buying a new home is to buy at the very beginning of a new community. Builders are aggressive to get the contracts rolling and often provide excellent incentives for those first families and it is no different at Tucker Hill.
Lets take a quick look at New Darling Homes for Sale in MLS Before they get contracted. All these homes have LARGE Photo Galleries so you can get a close look.
