ARG Buyer Cash Rebate Policy

All cash rebates are subject to the consent of the Principals (Clients) we represent. Meaning if ARG is representing a specific party in a real estate transaction, we still need that party's consent before providing a cash rebate accroding to Texas Real Estate Laws. Normally this is accomplished via a buyer representation agreement where the rebate amounts and terms of our services are mutually agreed upon. 

ARG provides cash rebates for client home purchases with a contracted sales price of $150K or more as long as we do not show more than 30 homes. After 30 showings, ARG's cash rebate no longer applies. Rebate amounts shown on this website are not guaranteed. All cash rebates made to our clients occur only after ARG has been compensated for our services. If for reasons outside our control, a rebate amount changes, we will inform our clients. Rebates may change based upon commission program changes by new home builders, time limitations or expirations of special offers, or commission changes reported to MLS. If for any reason when the buyer agent commissions being offerd is less than 3% then rebates will likewise be less or in some limited instances not offered. In no case shall any cash rebate be more than the commission paid to ARG.

Please be advised that some home builders pay a commission based upon list price before upgrades. In this case rebates will be based upon this list price. Actual cash rebates that are advertised on this website will always be calculated as a percentage of the sales price shown. Rebate amounts are subject to change without notice and are dependent upon the level of services we provide to our clients.

Rebate amounts are typically paid within 1-5 days of closing and may be used towards a buyers closing cost if permitted by a buyer's lender. If ARG's commission rebate is permitted to be used towards closing costs and prepaids (NOT DOWN PAYMENT) then said earmarked funds shall be available to the buyer at the time of closing.  

Advertised Rebate Amounts Derived from MLS 

Rebate amounts shown in MLS on this website are derived and calculated based upon a 3% Buyer agent commission being offered. You understand that the MLS IDX feeds sent to mckinneyhomerebate.com do not disclose buyer agent commissions (agency commissions) and hence you agree to hold ARG harmless in the event that the actual advertised rebate shown on this website is less as a result of the acutal commission being offered in MLS is less than 3%. 

Limited Service Rebates mean a higher cash rebate amount to our clients. ARG advertises all new home content on this website showing limited service rebates. Your rebate will depend upon the services rendered by ARG. Please refer to our Rebate FAQ for more information on the many ways ARG can save you money buying and selling local real estate.

There are no cash rebates offered on homes for rent.
